The Carré d'Or was built between 1880 and 1930, when Nice was Europe's winter resort of choice: grand Belle Époque bourgeois buildings, a few Art Deco façades, mosaic-floored entrance halls and period lifts. It sits between Boulevard Victor-Hugo, Boulevard Gambetta, Avenue Jean-Médecin and the Promenade des Anglais. Rue Paradis and Rue de France concentrate the shops, the Masséna museum and its garden offer a breathing space, and the Musiciens quarter, around Avenue Auber and Rue Berlioz, keeps a quieter, more residential life.
This is the most liquid neighbourhood in Nice: local, French and international demand all year round, professional practices on the ground floor, and a genuine scarcity of large dual-aspect flats. In the evening, away from the main streets, it turns surprisingly quiet.

In the Carré d'Or, the floor and the light make the price, not the street. A first floor over a dark courtyard and a fourth-floor dual-aspect flat can differ by half within the same building. It's also the neighbourhood where an over-ambitious valuation costs the most: buyers compare everything.
