Property management
From finding the tenant to paying out the rent: full-service management, one point of contact, a statement every month, and fees known in advance.
Letting an apartment is not cashing a transfer every month. It is choosing a tenant on a solid file, drafting a lease that holds, doing an inventory that protects, calling the rent, adjusting charges, revising on the right index, answering a water leak on a Sunday, and knowing what to do, legally, the day the rent does not come.
At Sillage, management is run by a team that does this every day, with professional management software, the financial guarantee and liability insurance the law requires, and a lawyer's competence on every lease and every dispute. You receive your rent and your statement, and you do not have to think about it.

Fees
A lower rate elsewhere often hides a menu of per-task fees. With us, once the tenant is in place, everything that is management is in the 7.5%:
Management fees are deductible from rental income under the actual-expenses regime. No entry fee, no exit fee.
The Sillage management mandate
Management is a long game: a tenant stays several years on average, and a well-managed property does not change hands every six months. The mandate therefore runs in three-year periods, with an exit at each term. In return, here is what we hold ourselves to, month after month, and what you can check.
Paid out on the 10th, 20th and 30th of each month according to the tenant's payment date: never more than ten days between their transfer and yours. The management statement comes at month end, once every operation of the month is booked.
To you, by email, within one working day; to your tenant within two. An unanswered question is a relationship that deteriorates, on both sides.
As soon as the tenant gives notice, we prepare the re-letting: listing online within five working days, viewings organised before they leave when possible.
Reminder within ten days of the due date, formal demand for payment served by a bailiff within thirty-two days — the law requires two unpaid terms before acting; we do not wait for a third.
Rent, reminders, interventions, claims, notices: every event is dated and visible in your space, without having to ask us.
The mandate is signed for a first period of three years, then renews in three-year periods. You can end it at each term with three months' notice, with no exit fee and no justification. This term is not a trap: it spares you re-signing a mandate every three years, and it matches the real timescale of serious management.
